Foreclosures in the Prince George area stable

Not a whole lot new as of today. The average forclosures (court ordered sales) at any one time is around the 30 unit mark. Like in previous posts if your looking for that great deal give me a call as 9 times out of 10 I can get better results for my clients with regular MLS® listings. Foreclosures up

Just checking in on the total foreclosures for Prince George BC and area and as of today they are at 34.

I believe we will see this kind of number and even a further increase this spring & summer as most of the mill closures and layoffs and just bad economic times occured about 12 to 20 months ago. So for those unfortunate to be laid off etc, their UI, support income or savings has or is most likely come to an end. Also those that stop making payments on their homes mid last year would be seeing the lending institution starting the foreclosure process about now.

Foreclosures at 22 Properties as of today.

The number of foreclosures has crept up to 22 as of today. Still lower than one would expect. As for the overall market here in Prince George the activity is up and looking good for the New Year.

Foreclosures holding steady in Prince George

Well things are not as bad as some might think. The foreclosure count for Prince George and area is at 19 as of today. That has fluctuated between 12 to 19 in the last 4 months.

In the last 2 weeks the market over all has picked up allot and good homes under $250,000 are few and far between here. Even a few multiple offers have occurred in the past week I personally have been involved in. So those that may be in a possible position of foreclosure should have a good chance to list and sell their home with real estate.

So what is the process?

Sometimes as a Realtor you just think everyone knows what your talking about, but forget that most do not live, eat and breath Real Estate. The other day a client asked a very good question. How does one go after a property that is on the foreclosure list? (The following is a general outline, but each property has its unique issues so give me a call or email).

1- Sign up on my website to receive the up to date Foreclosure Lists for the Prince George and area.

2- Once you see a home you want to view call me to arrange a convenient time for us to go view it.

The general process goes like this:

- Once a home or property is foreclosed on it is listed with MLS® - Real Estate.

- The first person to negotiate an accepted offer with the bank or institution (via their Realtor®) triggers a court date for the judge to approve the offer. Prior to the offer going to court all subjects have to be removed so if the judge approves it, it is a firm sale in as is where is condition.

- Any other interested parties viewing and also wishing to write an offer can do so with their Realtor® and on the court date the judge prior to looking at the first offer will ask anyone in the court room if there are any other offers. If there are, then they too are handed to the judge. At this point the person with first offer that triggered the court date in the first place can also put in another offer if they wish to compete further and if not, they can just let their existing offer stand.

- The judge then opens all the sealed offers and picks the best one and that's it. Remember that all offers submitted have to be subject free. The one he picks just bought a foreclosed home/property = firm sale.

There is obviously more details and the 'Art of the Sale' of competing during a foreclosure trial which is why you should choose a Realtor® that knows the ins and outs and of course I am one of them.

Foreclosure numbers are still low here.

As of Jan.24, 2009 the total number of Foreclosures (Court Order Sales) in Prince George and area is 14. These properties range from mobile homes to homes on acreage to homes in the city.

So far Prince George and area is spared by low inventory in general. Unlike out southern cities we are not over supplied and in fact most case we need listings.

As for buyers now is a fantastic time to buy as some mortgage rates are as low as 3.8%.
